What is a Modular Home?

A modular home is a type of prefabricated home that is built in sections or modules in a factory setting and then transported to a building site, where they are assembled and installed on a permanent foundation. These modules are constructed using the same materials and to the same local building codes as traditional stick-built homes. Modular homes offer several advantages, including shorter construction time, lower construction costs, and greater flexibility in design options. They can be customized to meet the needs and preferences of the homeowner and can range in size from small single-family homes to larger multi-story structures. Once assembled on-site, modular homes are virtually indistinguishable from traditional homes and can be customized with various exterior finishes and architectural styles. They also tend to be more energy-efficient and environmentally friendly than traditional homes, as they are built in a controlled factory environment with less waste generated during construction. Overall, modular homes provide a faster, more cost-effective, and customizable alternative to traditional stick-built homes for those looking to build or purchase a new home.

How much does a Modular Home in Maine cost?

Multiple factors such as house style, exterior design, floor plan, house location, optional items, and additional charges for delivery, set, and crane services can influence the overall cost of your home. What do Modular Homes look like?

In fact, you may have encountered numerous modular structures without realizing it, highlighting the indistinguishable appearance and quality that modular homes offer.

Can I change or customize a "standard" modular floor plan?

Absolutely! We encourage you to modify & redesign plans to help us bring your vision to life! In fact, approximately 80% of our homes are custom built to the homeowner’s design.

Once I've decided to purchase a home in southern Maine or New Hampshire, how long does the process take?

Once you've made the decision to purchase your new home, the order is placed to the factory to build your new home. The exact move-in date is contingent upon the specific on-site work required to be completed after the home is delivered. Factors such as site preparation, foundation installation, and utility connections contribute to the timeline. Our team of building experts are dedicated to ensuring a smooth and efficient process, and we will work closely with you to coordinate the necessary steps to meet your desired move-in timeline.

What kind of warranties come with my new home?

All our homes are backed by a comprehensive 1-year manufacturer's warranty, providing full coverage against workmanship & material defects and 10-year warranty against structural defects. In addition to this, certain brand-name products integrated into our homes may carry their own extended warranties, surpassing the manufacturer's standard coverage. Notably, items such as windows, shingles, and cabinets often come with longer warranties, enhancing the overall protection and durability of your new home.

Can a Modular Home in Maine have an attic?

Yes! Modular homes can have any aspect that a traditional built home has, including an attic. The roof pitch you choose will play a role in whether your new home can ultimately have an attic, as well as the home model you choose. Most of our modular designs will have a variety of both interior and exterior options, like attic storage space, decks, porches, etc. So if an attic is important to you, our building experts at Canbury Homes can help you identify the best model & floor plan to fit your needs.

Can a Modular Home in Maine have a basement?

Certainly! While the unique building process of modular homes may prompt this question, the reality is that modular homes can be placed on a full basement, similar to traditionally constructed houses. In fact, almost every home we build is designed with a full basement as the foundation. The process involves digging and constructing the basement at your site using conventional methods. After the basement is complete and the modular home unit(s) are delivered, they are lifted into place with a crane. This flexibility allows modular homeowners to enjoy the benefits of a basement foundation just like those of traditionally built homes.

Can you buy a Modular Home in Maine with a garage?

Absolutely! You can purchase a modular home with various garage options, including attached, detached, or integrated garages. If you opt for a floor plan with an integrated garage, the style and size are typically predetermined as part of the floor plan. For designs that offer an attached garage option, building the garage concurrently with the home setup has distinct advantages. This approach ensures a seamless construction process, allowing your siding, roofing, windows, and other exterior elements to match flawlessly with your home. Furthermore, you can include the garage as part of your initial construction loan and subsequent mortgage which simplifies the financing process.

Can Modular Homes be moved?

No, unlike manufactured homes (often referred to as mobile homes), modular homes are not designed to be moved once transported and delivered to your site. Once set in place, a modular home becomes a permanent fixture on the property just like a standard site-built home.

Can I finance Modular construction?

Absolutely! Financing for modular construction is readily available through various banks and mortgage companies. Recognizing that building a new home represents a substantial investment, at Canbury Homes we prioritize your financial needs by supporting a diverse range of flexible financing options including FHA, RD, VA, MSHA, and ReFi loan structures.

What is the difference between construction loans and other home loans?

It’s an entirely different process and risk involved. Construction loans allow you to borrow money before the home is built and funding (draws) is disbursed on completed work to a builder during the construction process. Construction loans allow you to build and make the home yours, and it guarantees new with one owner. Other home loans allow you to borrow money to purchase existing homes.
