Chebeague Island, Maine, is a small island community located in Casco Bay with a year-round population of approximately 400 residents. Accessible primarily by ferry from Cumberland, the island is known for its peaceful coastal setting, scenic shorelines, and strong sense of community. Outdoor enthusiasts enjoy kayaking, boating, fishing, biking, and walking along the island’s quiet roads and beaches. Chebeague Island is also home to the historic Chebeague Island Inn and the scenic Great Chebeague Golf Club, which offers beautiful ocean views. During the summer months, the island comes alive with local events, community gatherings, and seasonal activities that reflect the charm and slower pace of Maine island living.

ADU Rules

  • Unit Types: One ADU (accessory dwelling unit) can be built and can be attached to, detached from, or contained entirely within the primary residence.

  • Size Limits: The habitable living area must be between 190 and 1,100 square feet. Additionally, neither the ADU nor the combined square footage of two ADUs can exceed the size of the existing primary residence.

  • Lot Requirements: Rules specify that lots must be at least 1.5 acres in size with 150 feet of street frontage (applies to lots created in 1975 or later).

  • Setbacks: All building code specifications, driveway and shed setbacks, and subsurface waste system and freshwater well setbacks and requirements must be met;

  • Exemption from Growth Caps: Because of Maine's statewide housing legislation (LD 2003), these accessory units are not subject to Cheabeague's local residential growth caps.

  • Short-Term Rentals: If you plan to use the ADU as a short-term rental (STR)—renting it for fewer than 28 consecutive days—it is subject to town management and registration rules.
