ADU Rules

Update: At the May 2025 Town Meeting, Acton voters passed Article 30, which updated the town’s Zoning Bylaw regarding Accessory Dwelling Units (ADUs) to align with Maine’s statewide housing legislation (the Affordable Homes Act)


  • Accessory Dwelling Units (ADU) Town of Acton Zoning Ordinance Requirements:

    • Only one accessory dwelling unit located within or detached from an owner occupied single-family dwelling shall be permitted

    • The lot on which the accessory dwelling unit is situated shall meet all current dimensional

      requirements within the district

    • The unit shall contain no more than eight hundred (800) square feet

    • The construction of the unit shall meet all applicable building codes and subsurface

      wastewater disposal rules
