ADU Rules
An ADU may be created within an existing home, attached to the primary dwelling, attached to a multi-unit structure, or built as a new detached structure on the lot
At least one ADU must be allowed on qualifying residential lots in areas where residential uses are permitted, including areas where residential use is allowed as a conditional use
ADU owner occupancy not required
No extra parking requirements beyond what is required for the principal dwelling
If a lot does not meet current zoning standards, an ADU may still be allowed as long as the ADU does not further increase the existing nonconformity
Before an ADU can receive occupancy approval, the property owner must provide written verification that the unit has adequate water and wastewater service, such as public sewer, septic, public water, or well documentation
Minimum ADU size is 190 square feet
ADUs located in shoreland areas must comply with applicable state and local shoreland zoning rules, but a municipality may not automatically prohibit ADUs in the shoreland zone if the project otherwise meets applicable requirements
